Inspections

For major projects, inspections will be performed at the following stages of construction:

Foundation

Prior to backfilling after exterior damproofing is applied and weeping tile has been installed, PWF basements must be inspected by an Engineer. A copy of the letter of Acceptance must be provided to the Town.

Framing

Prior to drywalling, all rough in mechanical work is to be completed roof covering installed, and the windows and doors have been installed. HVAC will be inspected at this stage.

Pre-occupancy

This inspection must be done prior to moving in.

All safety related items must be completed, the life support systems must be operational and deficiencies from prior inspections must be corrected. At the discretion of the Safety Codes Officer, conditional occupancy may be granted is, in his opinion, the Building is safe to occupy and the only items remaining are either seasonal in nature or cosmetic. If the project is 100% complete at this stage, and Unconditional Occupancy will be granted and further inspections will be required.

Final

If Conditional Occupancy has been granted, a final inspection will be required to close the files. The project must be 100% complete, including landscaping, and all deficiencies from prior inspections must be corrected. For minor projects (e.g. Renovations, accessory buildings, etc.) inspections will be at the discretion of the Safety Codes Officer. Fireplaces or solid fuel burning appliances must be inspected, including flue installations, prior to covering.
