Building Permit Requirements and Permit Processing

IMPORTANT NOTICE

In accordance with Policy #143 (Fee Schedule), which was approved by Town Council on December 7, 2009, the Town is now authorized to collect from the applicant, prior to issuance of a Development Permit for new home construction, a Performance Deposit of $5,000.00. A Building Permit is Required for All Construction Excepting:

  1. Accessory buildings not exceeding 10.0 square metres. (107.5 sq. ft.)
  2. Grade Level Decks (1ft. or less above finished grade)
  3. Renovations to buildings, for routine maintenance, which does not involve structural changes or pose a hazard to the public.

Please note that all buildings, REGARDLESS OF SIZE, must comply with the required setback requirements of Land Use Bylaw 99-600 as amended.

Required in Support of Building Permit Applications

3 sets of Construction Drawings (one copy will be returned with Permit) accurate and to scale to include:

  • Elevations
  • Sections
  • All Floor Plans (all Room uses must be identified)
  • Areas, in either metric or imperial, of all floors and rooms,
  • Engineers Stamp (if required)
  • Architects Stamp (if required)
  • Hydronic Radiant Floor System Engineered plans or Specs
  • Engineer’s Letter of Responsibility for Permanent Wood Foundation

Grade Slip

Usually provided by the Developer of the Lot, however, if there is no Developer (ie. Lakefront Lots) the Town will issue the Grade Slip but Applicant must provide the existing and proposed grade information from an Alberta Land Surveyor. The grade data must be in Metric Geodetic format.

Plot Plan

  • Showing setbacks of all proposed and existing buildings on Lot, including separations between existing and proposed building and areas of existing buildings.
  • Existing grades to include, all four corners of Lot, centre road grade in front of Lot, at least L/3 on the yards, and in the case of existing areas, the existing finished front and rear grades of the adjacent homes.
  • Proposed grades
  • Direction of surface drainage
  • Retaining walls or other distinctive features
  • Eave line and dimensions
  • Cantilever dimensions
