COVID Tax Deferral Repayment Options

If you have not paid your taxes by September 1 or requested for taxes to be deferred with the City's COVID-19 Tax Deferral program, you can choose one of the options below to arrange for 2020 tax payments. 

1. Typical TIPP Plan: (pay off your 2020 balance by December 31). 

This will result in higher monthly payments between now and December but normal payments in 2021. This would take the balance of your taxes owing and average it over the remaining months of the year. In January, your TIPP payments will be re-adjusted for 2021.

Example – If a home owes $4000 in municipal and education taxes for the year and was on TIPP for January through March, they would have paid $1000. If they requested to defer payments, no payments would have been made since March and the balance owing would be $3,000. With the typical TIPP plan, the City will divide the $3000 by the remaining 4 months of 2020 which means that the property will pay $750 per month for September – December. Monthly payments would return to approximately $333 / month in 2021.

Payments under this plan come out on the 15th of every month and would be eligible to have 2020 penalties and interest waived.

2. COVID TIPP Plan: (Combine & Spread 2020 & 2021 Taxes)

The second TIPP plan option would take the 2020 balance owing plus an estimate of 2021 taxes and then average this total amount over the number of months remaining until the end of 2021. This provides the opportunity to spread the taxes over a period of time ranging from 10 to 16 months.

Example – If a home owes $4000 in municipal and education taxes for the year and was on TIPP for January through March, they would have paid $1000. If they requested to defer payments, no payments would have been made since March and the balance owing would be $3,000. With the COVID TIPP plan, the City will add the $3000 to an estimated $4000 (for 2021 taxes) and divide by the months remaining from the sign up month until the end of 2021. Monthly payments for that entire period would be approximately $437.50.

Payments under this plan come out on the 22nd of every month and would be eligible to have 2020 penalties and interest waived.
