Summary of Proposed Bylaw 012-21

The image above illustrates an example of the DC(R-2C) Cottage Housing District.
The two amendments aim to create more flexibility for pending Development Applications for cottage housing style developments. Cottage housing is a development type where each home has direct access to a common outdoor amenity space that may be publicly or privately maintained but remains publicly accessible for other residents living nearby in addition to the cottage housing residents. The proposed changes include:
1. reducing the minimum building setback from a property line shared with a public road from 6 metres to 3 metres; and
2. replacing the current maximum of 12 units for any one cottage housing proposal, with a more explicit regulation requiring that each unit/lot must abut a portion of the privately maintained, publicly accessible common outdoor amenity space associated with the cottage housing development. No developments using the DC(R-2C) Cottage Housing District have been realized as of yet.
